SS&A is a full-service firm with design expertise in Architecture, Landscape Architecture, Interior Design, Civil, Structural, Mechanical and Electrical Engineering, among other in-house disciplines. Our diversity of in-house expertise precludes the need for outside consultants. Our services allow us to provide for all of the following phases of design and administration:

Project Definition Studies
Documents such as Feasibility Studies, Economic Analyses and Deficiency Tabulations can be provided when needed. These studies help clients clarify their Building Program and prioritize construction activities where demands are larger than resources.

Pre-Schematic Design
Documents that develop a Program for Design, a Project Budget divided into site and building costs (and other costs such as equipment, when required), and a Project Schedule. Through dialog with the Owner, these three elements are formed and refined so that they work together.

Schematic Design

Documents that establish the conceptual design illustrating the scale and relationships of the project, including but not limited to: a conceptual site plan, preliminary building plans, sections and elevations.

Design Development
Documents that refine the design establishing the scope, relationships, forms, size and appearance of the project by means of plans, sections and elevations. Typical construction details, equipment layouts, a finish schedule and preliminary specifications will be provided that identify major materials and systems and establish their quality levels. A detailed cost estimate can then be based upon this work.

Construction Documents
Documents that set forth in detail the requirements for construction of the project, including drawings, schedules, specifications, and required bid or negotiated documents for securing a General Contractor.

Construction Procurement Services
Assistance in bidding or negotiating a Contract for Construction along with provision of all necessary Conditions of the Contract, bidding requirements, and administration of this process.

Contract Administration
Administration of the Contract between the Owner and the Contractor, including on-site observation, review of submittals, and certification of payments to the Contractor, project completion analysis and closeout requirements of the project.

Each project is unique, although there are steps common to all projects. We have found that most projects need a single point of contact and communication on the part of the Owner and the Architect. We often are involved with efforts in providing costing, documentation, graphics and presentations, and we find that a team approach is the most rewarding and advantageous. The overall success of the project is dependent not only upon the competence of the individuals involved but also upon the commitment to clear understanding, scheduling, and overall management of the project.
